Working professional desires dwelling alternative to the cookie-cutter, mass-produced, residential market dominated by the current homebuilding industry mafia. Simple residential program of 2 bedrooms, open kitchen/dining/living area, bathroom, laundry/ utility room, master bedroom/ bath.

The house was designed without damaging any of the large specimen trees that exist on site. The house was laid out to minimize sound disturbance from a highway to the south.

The owner wanted a modern, open plan on a tight budget, under $200k. If successful, this home could become a new model alternative for the first time home buyer.

The key to the design was minimal site impact and a simple structural framing diagram. Various additional “architectural events” were added including sun shading devices, decks, and canopies. The garage was also detached to create usable program between the massing, framing views to the site.
